Occasionally I will show multiple homes, and the client decides that what they are looking for doesn't exist.I did a subdivision where I was exposed to over 50 builders. I was really surprised at how awful some of them were.
I really only recommend two builders and for different reasons. It won't cost you extra to use me as a realtor either, by me giving you these recommendations.
When you reach the point that you think you want to build, I can help you write up the lot and arrange a meeting with either builder. Or if you already have a lot, we can still meet with the builder.
The first builder I recommend is for custom builds. He is willing to do whatever, and he is a draftsman, so he can modify the plans that you have or do whatever you want. Prices vary depending on what you want to do, but he is affordable and does good quality work.
We can all eat lunch together while he explains what he can do. I like him because he is honest and is available by phone.
My wife's family trusts him so much that they will lend him their private money on some of his projects.
He generally uses a bank in town that will help you get financing. They know him and trust him.
The second builder I recommend has over 30 floor plans, and you can pick and choose what you want, and they can tell you down to the penny what it costs.
There are so many variables that you won't walk into the same home twice, even though they basically have 30 floor plans.
They don't do custom work though, meaning altering their floor plans, and so I would recommend my first builder if you want that. They will custom the interior though, and can tell you down to the penny how much upgrades, etc., cost.
These guys are great and easy to work with. They can even get you financing, and we can walk through one of their model homes.
One of my clients who used them had his home appraise for $60,000 more than he paid for it.
He was very excited about that.
So depending on what you want to do, I can recommend two builders.
